NORTH BAY VILLAGE, FL — October 28, 2026 — Tula Residences, a 21-story waterfront condominium development in North Bay Village, has reached its topping-out milestone, according to an announcement from Bayshore Grove Capital, the Miami-based firm leading the project’s development and construction.
The development is scheduled for completion in the third quarter of 2027 and is expected to become the first new condominium to open in North Bay Village in more than a decade, according to the developer.
Pacific & Orient Properties serves as the project developer.
The building will include 54 residences, including six penthouses, with views of Biscayne Bay and the Miami skyline.
Project Financing and Sales
The construction milestone follows a $67 million construction loan from S3 Capital.
Bayshore Grove Capital also announced that Compass Development Marketing Group has joined Brown Harris Stevens as co-listing brokerage for the project’s marketing and sales.
“Reaching the top of Tula is an exciting moment for us and for North Bay Village,” said Vivian Dimond, founder and CEO of Bayshore Grove Capital, in the announcement.
Residences and Pricing
Tula Residences will offer two- to five-bedroom residences ranging from approximately 1,590 to 2,440 square feet.
Six penthouses, located across the building’s upper three floors, will range from approximately 3,700 to 4,140 square feet.
Prices start below $2 million, according to the development team.
Every residence is designed as a corner unit with views of Biscayne Bay and the Miami skyline.
The building was designed by architecture firm M77R, also known as matter, with interiors by Shannon Farrell Design.
Amenities and Building Features
Tula Residences will include approximately 18,000 square feet of amenities.
The sixth-floor amenity level will feature a resort-style swimming pool, landscaped deck, poolside lounges and private cabanas.
Indoor amenities will include a 2,400-square-foot fitness center, a great room with a marble fireplace, a private dining room accommodating 12 people and a Skyline Club Room for private gatherings.
Additional features will include a private screening theater, 24-hour concierge service and secure package storage.
A waterfront Vista Lounge will offer floor-to-ceiling windows overlooking Biscayne Bay.
Located in North Bay Village between Miami and Miami Beach, the development is scheduled to be completed in the third quarter of 2027.
