The seven-story development near Aventura Hospital will feature approximately 114,000 square feet of medical and professional office space, with the developer reporting that 25% of the project has been sold.
AVENTURA, FL — October 26, 2026 — Arcadia Real Estate Developers has launched sales and leasing at Vitalis Tower, a planned seven-story medical and professional office development near HCA Florida Aventura Hospital in northern Miami-Dade County.
The project, located at 21291 NE 28th Avenue, is planned for a 1.63-acre site within Aventura’s medical office district. The development is led by Arcadia principals Bernardo Rieber and Noel Epelboim.
According to an October 26 announcement distributed by Kreps PR & Marketing, the project is progressing approximately one year ahead of its original schedule. The developer reported that approximately 25% of the project has been sold, with another 15% of sales pending. Those figures have not been independently verified.
Medical Office Space Near Aventura Hospital
Vitalis Tower is planned to include approximately 114,000 square feet of usable medical and professional office space, designed for physicians, medical specialists, wellness providers and other professional users.
The development team says office suites will start at approximately 200 square feet, with the option to combine units into larger spaces of up to 30,000 square feet.
Current plans also call for approximately 15,000 square feet of ground-floor retail space and 364 covered parking spaces.
The building’s proximity to Aventura Hospital is a central element of its location strategy, positioning the development near an established healthcare facility and surrounding residential communities.
Development Plans and City Review
Vitalis Tower represents a revised development concept for a site that previously received approval for an 11-story project.
City of Aventura planning documents from May 2026 describe a proposal to replace the earlier plan with a seven-story medical office building, along with modifications to development intensity and permitted retail uses.
The city’s review provides additional context for the project’s evolution and confirms that the site has been subject to formal municipal planning proceedings.
The development team is marketing the project to healthcare professionals seeking office ownership or leasing arrangements.
Sales and Leasing Underway
Fortune Development Sales, led on the project by Managing Director César Youkhadar, is overseeing sales and leasing.
The developer’s announcement lists initial office prices starting at $200,000, although the project’s current website advertises available space starting at $400,000. Individual pricing and availability may vary by unit.
The ownership model allows medical practitioners and other professional users to purchase office space rather than rely exclusively on traditional leasing arrangements.
The developer is also targeting purchasers who intend to lease their units to commercial tenants.
A New Addition to Aventura’s Medical Office Market
Vitalis Tower adds to the pipeline of purpose-built medical and professional office developments in the Aventura area.
Its planned combination of medical offices, professional suites, ground-floor retail and structured parking reflects a mixed-use approach to healthcare-oriented commercial real estate.
The project’s ultimate delivery schedule and completed configuration will depend on construction progress and applicable approvals.
For now, the sales and leasing launch marks a new commercial development milestone for the site near Aventura Hospital.
