Insurance rate reductions of up to 12.1% take effect in October, with additional decreases expected to reach 450,000 Floridians in the coming months.
TALLAHASSEE, FL — October 30, 2026 — More than 824,300 Florida homeowners are expected to benefit from property insurance rate reductions taking effect in October, according to an announcement from the Florida Office of Insurance Regulation (OIR).
The reductions apply to new policies and renewals across several insurance carriers, with average rate decreases reaching as much as 12.1%.
The announcement comes as homeowners insurance remains a significant component of housing costs across Florida, particularly in coastal real estate markets.
Which Insurance Companies Are Lowering Rates?
Universal Property & Casualty is implementing a 5% rate decrease affecting approximately 512,000 policyholders, effective October 16.
Cypress Property & Casualty has introduced a 12.1% decrease affecting approximately 64,300 policyholders, while Castle Key Indemnity has implemented a 12% reduction affecting approximately 51,580 condominium insurance policyholders.
Kin Insurance is also reducing rates by 3.4% for approximately 99,800 policyholders.
The announced percentages represent changes in insurers’ filed rates. Individual premiums may vary depending on property characteristics, coverage levels, deductibles and other underwriting factors.
Additional Reductions Expected Through January
Florida regulators are reviewing further rate reductions expected to affect approximately 450,000 additional Floridians between November 2026 and January 2027.
According to OIR, 48 insurance companies have filed for rate decreases since January 2024, while another 53 have requested no rate increase.
Insurance Commissioner Mike Yaworsky said regulators are continuing to review filings and, in some cases, seeking larger reductions where actuarial assessments support them.
What This Means for Florida Real Estate
Homeowners insurance is a major consideration in Florida’s housing market, influencing ownership costs, monthly housing expenses and affordability.
Lower insurance rates could provide financial relief for eligible property owners and prospective buyers. However, the reductions do not apply uniformly across all insurers or policyholders, and a lower filed rate does not necessarily guarantee a lower individual renewal premium.
For South Florida homeowners, the impact will depend on their insurance carrier, coverage and property-specific risk factors.
The latest announcement signals further movement in Florida’s property insurance market as regulators anticipate additional rate reductions into early 2027.
