West Palm Beach’s $400 Million Office Tower Moves Forward With Construction Financing

Cohen Brothers Realty Corporation of Florida has secured full project financing for West Palm Point, a $400 million office development in Downtown West Palm Beach. Cooper Horowitz arranged the financing, and delivery is scheduled for the first quarter of 2029.

Charles S. Cohen, president and CEO of Cohen Brothers Realty Corporation of Florida, the project’s developer and owner, announced the financing on October 29, 2026. The announcement did not disclose the financing amount.

Robert Horowitz of Cooper Horowitz, who arranged the financing, said the project’s location, design and Cohen Brothers’ development history helped attract capital providers.

A 23-Story Office Tower in Downtown West Palm Beach

Designed by Pelli Clarke & Partners, with Nichols Architects serving as architect of record, West Palm Point will occupy an entire city block in Downtown West Palm Beach.

The 23-story, 438,000-square-foot Class AA+ office tower will feature ground-floor retail, a 30-foot-high lobby, finished office ceiling heights exceeding 10 feet and energy-efficient windows. A separate 10-story parking structure will provide approximately 1,200 spaces.

The project is targeting LEED Gold and Fitwel certifications.

According to Cohen, West Palm Point represents more than seven years of planning, contracting and development work, drawing on his four decades of experience developing and operating office buildings.

A One-Acre Private Rooftop Park

West Palm Point’s tenants will have access to a one-acre private landscaped rooftop park featuring a putting green, dog park, café, performance space and a water feature designed by Fluidity.

The tower will also include a fitness center with locker rooms and showers, a conference center and multiple dining options. Retail space will wrap the perimeter of both the office tower and parking structure, with creative space planned for the garage’s second floor.

The development is located near the Palm Beach County Convention Center, Kravis Center for the Performing Arts, Hilton Hotel, CityPlace and Brightline.

The Architecture, Design and Leasing Teams Behind West Palm Point

Executive leasing agents are John K. Criddle and Joseph Freitas of CBRE, alongside Marc Horowitz, senior vice president and national director of leasing at Cohen Brothers Realty Corporation.

In addition to Pelli Clarke & Partners and Nichols Architects, the project team includes EDSA for landscape architecture, AREA Architects for interior architecture, L’Observatoire International for lighting design and Pentagram for environmental graphics.

Bliss & Nyitray is handling structural engineering, Langan is responsible for civil and geotechnical engineering, and TLC Engineering Solutions is providing mechanical, electrical and plumbing engineering. Coastal Construction is overseeing construction.
